Project Managers - Chicago & Atlanta
Our client is the retail ownership & operating division of an international investment and advisory firm. They maintain regional offices in the Greater Atlanta and Chicago areas with oversight of a multi-million square foot portfolio of shopping centers and retail properties. They have retained our firm to assist them in finding an individual to be part of a team responsible for each region’s construction activities in a multi-state territory.
Responsibilities:
The Project Manager will be based either in Atlanta or Chicago and will report to the VP of Construction in the region. The Project Manager is responsible for the management, coordination and general oversight of all assigned construction activities undertaken at company owned or managed properties. The position requires a strong construction industry knowledge base, relationship building skills, verbal & written communication skills, initiative, professional judgment and confidentiality. Regular travel throughout the region is required.
- Manages assigned construction-related tasks associated with redevelopment, tenant improvement, and certain new construction projects in their assigned region including but not limited to:
- Project planning
- Estimating
- Lease exhibit preparation/negotiation
- Plan reviews
- Hire and manage consultants
- Manage entitlements
- Bid & Award
- Contract negotiation
- Contract administration
- Manages projects to achieve project goals and fulfil all lease commitments according to approved schedule & budget.
- Organize and track multiple tenant improvement projects and insure tenant spaces are delivered on time.
- Assist with capital improvement projects on as needed basis.
- Depending on current work load in region, may be required to manage or assist in the management of projects outside primary region.
Position Requirements:
- Strong estimating ability
- Project scheduling experience
- Familiar with bid review and qualification process
- Knowledge of contract administration
- Able to read and understand architectural and civil/site plans
- Strong communication and computer skills
- Working knowledge of CADD is desirable but not required.
Education & Experience:
- Bachelor’s degree is required, preferably with a concentration in construction, engineering, or architecture.
- A minimum of 5 years direct construction management experience, or 3 years construction experience combined with at least 2-3 years of architectural and/or engineering experience. Retail commercial construction experience preferred but not required.
