Development Manager – Jacksonville, FL
Our client is a privately held owner/developer of Healthcare, Higher Education, and Public-Private Partnership projects nationally. The company has a 20 year track record of success and has a current portfolio of $2.5 billion with an additional $1 billion in the development pipeline. Due to growth, they are seeking a Development Manager to help manage several real estate development projects across the country and assist in the pursuit of new opportunities. Detailed-oriented candidates should possess strong skills not only in terms of conceptualizing and initializing real estate development projects, but also in such areas as financial management, securing financing for developments, and marketing and contracting with subcontractors such as architects and construction companies.
Job Duties:
- Manage detailed due diligence review for potential property acquisitions.
- Recognize potential in available land sites for later development, as well as have the capacity to secure financing for proposed buildings.
- Purchase land tracts, then work toward building and developing those sites into healthcare, higher education, public-private partnerships, or other commercial projects.
- Perform all tasks necessary to obtain government approvals, including submission of planning and permit applications and attendance at hearings and neighborhood meetings.
- Manage multiple complex development projects in various stages and assisting with pursuit of new development opportunities.
- Provide financial reviews and updates and forecasts for development projects.
- Negotiation and management of construction and project consultant contracts.
- Assistance with new deal pursuit including project underwriting and proposal writing.
- Perform project and site due diligence for new projects and analysis of public incentive programs.
- Oversight of land entitlements and construction permitting.
- Full construction management including project billing review, owner representation and project inspections.
- Creation of project draw packages and cash flow forecasting for lenders.
- Administration of project team meetings with architects, engineers, contractors and owners.

- Proficiency in MS Word, Excel, PowerPoint, MS Project and Outlook.
- Professional demeanor, team player, positive attitude.
- Excellent attention to detail and accuracy.
- Ability to prioritize, juggle multiple projects and meet deadlines, both as an individual contributor and support team member.
- Strong writing capabilities and polished presentation and interpersonal skills.
- Bachelor’s degree in real estate, construction, business or equivalent work experience.
- At least five years of direct real estate development experience.
- Approximately 50% travel required.
