Director, Construction - Houston, TX
Our client is a national operator of retail properties with a regional office based in the Greater Houston area that oversees properties in TX and 3 other states. They are currently considering local candidates to join their firm as a Director of Construction.
Main Function: The Director of Construction reports directly to the regional SVP. The Director is responsible for the
management, coordination and general oversight of all significant construction activity undertaken at
company owned or managed properties, exclusive of general maintenance and routine capital
improvement projects. The position requires a strong construction industry knowledge base, relationship
building skills, verbal & written communication skills, initiative, professional judgment and confidentiality. The candidate must have a strong understanding of retail leases, coupled with proven ability to effectively
structure Landlord work exhibits and expedite delivery of Tenant space. The main purpose of the Director,
Construction position is to direct and coordinate the ongoing construction activities throughout the
regional property portfolio, and to manage construction staff who report to the Director. Regular travel
throughout the region is required.
Primary responsibility: Manages all construction-related tasks associated with redevelopment, tenant
improvement, and certain new construction projects in their assigned region. Develops and defines
project parameters and goals along with SVP/Asset Manager, Leasing, Property Management, and
Corporate office. Manages projects to achieve project goals and fulfill all lease commitments according to
approved schedule & budget.
Other responsibilities: Assists in due diligence work with new acquisitions, reviews plans submitted for
Owner approval, prepares estimates of costs for proposed projects, oversees major tenant improvement
projects, monitors and updates status of all open projects in region. Serves as a construction resource to
improve quality and consistency of all construction work within the region. Depending on current work
load in region, may be required to manage or assist in the management of projects outside primary
region.
Education requirements: Bachelor’s degree is required, preferably with a concentration in construction,
engineering, or architecture.
Skills required: Strong estimating ability, project scheduling, bid review and qualification, knowledge of
contract administration, plan review, strong communication and computer skills. Working knowledge of
CADD is desirable but not required. Prior management experience necessary at a supervisory level.
The compensation package will include a base salary, annual bonus, car allowance, and excellent benefits. Relocation is not a consideration currently.
