VP, Development – Charlotte, NC

Our client is a well-capitalized national land developer with a focus on acquisition of large residential master-planned communities, mixed-use projects, land entitlement and development in high-growth markets.

 

Position Profile:

In a continuing effort to expand, our client would like to identify a Vice President to oversee their efforts in Charlotte and surrounding areas. The position will offer an exciting, but challenging role with an established organization of land development professionals who operate in a collegial yet entrepreneurial environment.


Specific Duties:

•The Vice President is responsible for locating, acquiring and developing land in prime market locations for building communities for primary and secondary residential homes, and mixed-use projects. This person will oversee and direct the design and development process, and lead, develop and manage a divisional team, in achieving business goals and meeting company objectives. Responsibilities include but are not limited to:

• Oversee the development process for large tracts of land, beginning with the acquisition of property, through the sale of finished residential and commercial lots.
• Manage staff and consultants, land planners, architects, civil, environmental, traffic, and geotechnical engineers, and attorneys in scheduling entitlement and development processes. Including securing all county/city/state approvals and utility agreements
• Maintain a network of industry and government contacts to maintain a current awareness of available and potential acquisition opportunities.
• Source new acquisitions, including coordinating market research in support of land acquisition.
• Develop and maintain strong relationships within the regional builder’s community in order to successfully secure and manage builder contracts for all project phases and product segmentations.
• Lead local team of development, financial, marketing and administrative employees, promoting teamwork and internal integration.
• Collaborate with corporate personnel to achieve project, divisional and company goals.
• Oversee consultants in all aspects of community development, marketing and operations.
• Create and execute annual and full cycle business plans for all divisional assets including profit and loss responsibility.
• Ensure that communities are delivered on time and within budget.

 

Requirements and Competencies:

• Strong preference for a degree in engineering, planning, business or a related field.
• 5+ years of experience in master-planned or real estate development industries including extensive experience with the overall process from the acquisition of property through the development of land.
• Must have demonstrated experience managing people and projects.
• Proven leadership skills honed by success at other real estate development organizations.
• Self-starter with strong analytical and negotiating skills.
• Ability to speak publicly.
• Unquestioned image, reputation, and character.
• Technical, governmental, legal and financial skills and knowledge.
• Forward thinker who can schedule and coordinate consultants, contractors, municipalities and internal teams.
• Financial acumen to manage budgets and stay within company goals and objectives.
• Ability to organize, assemble, and oversee project teams.
• Excellent verbal and writing communication skills.
• Proven customer service orientation and approach.
